Common Homeowner's Insurance Claims > Preventing Property Damage

In this series of articles, we have discussed the major types of claims that homeowners face. Wind and hail damage ranks number one, followed by a variety of types of property damage. In this blog, we’ll cover the best ways to protect your home from suffering damage caused by storms, crimes and even pesky critters. While VA Home Insurance is required for a reason, preventing these mishaps from occurring is almost always a better option than having to repair it, so heed the following advice.

Preventing water damage.

Water damage comes in from a variety of sources, including leaking pipes, a deteriorating roof, cracks in the foundation, loose caulking and sewage leaks.

Fortunately, there are some easy DIY home repairs that can stop water from getting in. Keep your gutters and downspouts clear, maintain your sump pump (and make sure it has battery backup) and regularly inspect water supply lines to your refrigerator and washing machine. If you have a basement, consider raising your washer, dryer and other appliances a few inches off the floor, states Compare.com.

Preventing crime.

Property damage due to a crime is arguably the worst kind. Feeling hopeless and vulnerable in your own home is the last thing any homeowner wants. For this reason, the following safety precautions and theft deterrents can be implemented:

  • Motion sensor cameras
  • Ample lighting
  • Trim hedges to prevent hiding places for thieves
  • Window locks
  • Security system

Critter damage prevention.

Roaches, raccoons, squirrels, and even birds can cause damage to your home. Prevent squirrels from damaging your electrical systems by trimming branches that hang a little too close to your home. If you find any entry holes, seal them up immediately.

Set out traps to catch any pesky critters, or use a chemical solution to deter rodents, raccoons, and more.

Lastly, bats can take shelter in your attic, leading to a buildup of their droppings, also known as guano. This health hazard can be avoided by sealing any entry points as mentioned above. However, if you do find that bats have created a home within yours, seek professional help for removal.
